Common use of Landlord's Right to Enter the Premises Clause in Contracts

Landlord's Right to Enter the Premises. Tenant shall permit Landlord and Landlord's Agents to enter the Premises at all reasonable times with reasonable notice, except for emergencies in which case no notice shall be required, to inspect the same, to post Notices of Nonresponsibility and similar notices, and real estate "For Sale" signs, to show the Premises to interested parties such as prospective lenders and purchasers, to make necessary repairs, to discharge Landlord's obligations under this Lease, to discharge Tenant's obligations under this Lease when Tenant has failed to do so within a reasonable time after written notice from Landlord, and to place upon the Building ordinary "For Lease" signs and to show the Premises to prospective tenants (provided that so long as Tenant is not in default under any term or condition of this Lease after notice from Landlord and the expiration of any applicable cure period granted by this Lease, Landlord shall only be permitted to show the Premises to prospective tenants during the last twelve (12) months of the Term).
