Common use of Landlord’s Right to Inspect and Enter Clause in Contracts

Landlord’s Right to Inspect and Enter. The Landlord shall have the right upon twelve (12) hours’ advance notice (which may be oral and may be given to a representative of Tenant at the Leased Premises), at reasonable times during the term of this Lease (or at any time in the event of an emergency), to enter the Leased Premises, Building and Project for the purpose of examining or inspecting same and of making such repairs or alterations therein as the Landlord shall deem necessary, and may, at any time within six (6) months immediately preceding the expiration of the specified term, show the Leased Premises to others for the purpose of rental or at any time show the Leased Premises, Building and Project to a prospective purchaser and may affix to suitable parts of the Leased Premises, Building and Project a notice of Landlord’s intention to lease or sell same.
