LANDLORD'S RIGHT TO SHOW PREMISES. Throughout the Term of this Lease, Landlord shall have the right to enter the Demised Premises at reasonable hours for the purpose of showing the same to prospective purchasers or mortgagees of the Property, and during the last twelve (12) months of the Term for the purpose of showing the same to prospective tenants. Landlord agrees to notify Tenant, either by telephone or writing, of the need for entry for purposes of showing the Demised Premises.
