Landscape Buffer Maintenance. UCDP shall be responsible for the maintenance and upkeep of the Landscape Buffer (as hereinafter defines) and the Owner of the Buyer’s Property shall be responsible for the cost and expense as UCDP may, from time to time, incur in conjunction therewith in the assessment method set forth on Exhibit C, attached hereto and incorporated herein by this reference. UCDP maintenance obligations shall include repairs, maintenance, gardening, landscaping, cleaning, and other similar activities. UCDP shall maintain all such items in good operating condition and at a standard consistent at least with the quality of its immediately adjacent office building.
