LATE FEES AND OTHER CHARGES. Tenant shall pay to Library a late fee equivalent to five percent (5%) of the monthly Base Rent installment for each month in which Tenant’s payment of any Rent (or part thereof) owed under this Lease is late. If Library is required to process a check from Tenant that has been returned by the bank due to any act or omission of Tenant, Library shall be entitled to immediate payment by Tenant of a handling charge of $50.00, in addition to any late payment charges and arrearages.
