Lease Month. “Lease Month” means each of the twelve (12) calendar months occurring during a Lease Year, except that if the Commencement Date is not the first day of a calendar month, then the first Lease Month shall be the period from the Commencement Date through the final day of the following calendar month.
Lease Month. If Landlord desires to exercise its option to reduce the Demised Premises Square Footage pursuant to this Section 2.3, Landlord must give to Tenant written notice of such exercise not less than one hundred (120) calendar days preceding the date on which Landlord desires the reduction to be effective (which may not, in any event, be earlier than the first day of the fifth (5th) Lease Month). If Landlord gives such notice, Tenant shall, not later than the one hundred twentieth (120th) calendar day following receipt of the notice, completely vacate all of the Demised Premises except the westernmost 644,050 square feet thereof and leave the vacated portion in Broom Clean condition. Landlord will inspect the Demised Premises on the date specified in its exercise notice for reduction of the Demised Premises Square Footage (or earlier if Tenant has vacated prior to that date and given written notice to Landlord). If, on the date specified in the exercise notice for reduction of the Demised Premises Square Footage, the portion to be vacated is still occupied or used by Tenant or is not Broom Clean, the effective date of the reduction will automatically be postponed until the date on which Tenant completely vacates and the space is Broom Clean, as verified by Landlord after receipt of written notice from Tenant that such conditions have been satisfied; provided, however, that such failure by Tenant shall constitute a failure by Tenant to perform a material obligation under this Lease and will entitle Landlord to give notice to Tenant pursuant to Section 22 of this Lease. As of the effective date of the reduction of the Demised Premises Square Footage pursuant to this Section 2.3, the Demised Premises will, for all purposes under this Lease, including, without limitation, the calculation of Monthly Base Rent Installments and the calculation of the Tenant’s Operating Expense Percentage, no longer include the portion of the Demised Premises Square Footage vacated by Tenant. Reductions in the Monthly Base Rental Installments pursuant to this Section 2.2 will be calculated at the rate of $.29 per square foot per month.
Lease Month. Except for the partial month at the beginning and the end of the Term, if any, the term "Lease Month" shall mean a calendar month.
Lease Month. A 30 day period, the first of which shall commence on the Commencement Date if it is the first day of a week, otherwise, on the first day of the week next following the Commencement Date, and each subsequent Lease month shall begin on successive anniversaries of the commencement of the first Lease Year.
Lease Month. The calendar month or partial calendar month in which the Commencement Date occurs, and each subsequent calendar month during the Term.
Lease Month each calendar month during the Term commencing (a) on the Commencement Date if the Commencement Date falls on the first day of a calendar month, or (b) if the Commencement Date is not the first day of a calendar month, on the first day of the month following the Commencement Date, with the first Lease Month to include the initial partial calendar month in which the Commencement Date occurs.
Lease Month. Each calendar month period beginning on the Lease Commencement Date, and each successive calendar month thereafter.
Lease Month. Each month, with the first Lease Month beginning on the Effective Date of this Agreement and ending at midnight on the day preceding the day which is one month thereafter. If hereafter agreed to between Airport Director and Operator in writing, the Lease Months can commence on the first day of each calendar month and end on the last day of such calendar month, whereupon Charges for any partial calendar month shall be prorated.
Lease Month. Shall be defined as those successive calendar month periods beginning with the Commencement Date and continuing through the Term or any Extension (except for the last month of the Term or any Extension which shall be one (1) day less than that last month); provided, however, if the Commencement Date is a day other than the first day of a calendar month, then the first Lease Month shall include that period of time from the Commencement Date up to the first day of the next calendar month, and each subsequent Lease Month shall be a calendar month period beginning on the first day of each succeeding calendar month. (Except for the last month of the Term or any Extension which shall be one (1) day less than that last month.)
Lease Month. If the original Security Deposit was in the form of the Letter of Credit, in order to effect the above referenced reduction, Tenant shall post a substitute Letter of Credit in the amount of the Adjusted Security Deposit within thirty (30) days following the expiration of the forty-second (42nd) Lease Month, upon receipt of which Landlord shall promptly return the original Letter of Credit to Tenant. * Confidential treatment requested; certain information omitted and filed separately with the SEC.
