Lease Provisions Govern. Except as herein provided, there shall be no obligation to repair or rebuild in the case of fire or other casualty. Tenant hereby waives any statutory rights of termination that may arise by reason of any partial or total destruction of the Premises which Landlord is obligated to restore or may restore under any of the provisions of this Lease, including, but not limited to, any and all rights conferred by Sections 1932 and 1933 of the California Civil Code. Tenant hereby waives any rights it may have to construe any damage to the Premises as a constructive eviction.
