Common use of LEASE TERMINATION/TENANT'S DEFAULT Clause in Contracts

LEASE TERMINATION/TENANT'S DEFAULT. Landlord may terminate this lease and evict Tenant if Tenant fails to pay any rent or other charges when due, or if Tenant violates any other term of this lease. If Landlord terminates the lease, Tenant will still remain responsible for all rent and obligations until the lease term ends. Landlord will have all the same rights as if the Tenant abandoned the Unit, as described above. Without reducing Landlord's rights or Tenant's obligations, Landlord may sue Tenant for eviction and for all money due from Tenant, both past due and for the remainder of the term.
