Common use of Legal Rent Restrictions Clause in Contracts

Legal Rent Restrictions. If any of the rents payable under the terms of this Lease shall be or become uncollectible, reduced or required to be refunded because of any applicable law, ordinance, order, rule, requirement or regulation, Tenant shall enter into such agreement(s) and take such other steps (without additional expense to Tenant) as Landlord may reasonably request and as may be legally permissible to permit Landlord to collect the maximum rents which from time to time during the continuance of such legal rent restriction may be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restriction, (a) the rents shall become and thereafter be payable in accordance with the amounts reserved herein for the periods following such termination and (b) Tenant shall pay to Landlord, to the maximum extent legally permissible, an amount equal to (i) the rents which would have been paid pursuant to this Lease but for such legal rent restriction less (ii) the rents paid by Tenant during the period such legal rent restriction was in effect.

If any portion of the rents Rent payable under the terms and provisions of this Lease shall be or become uncollectible, reduced or required to be refunded because of any applicable law, ordinance, order, rule, requirement rent control or regulationsimilar act or law enacted by a Governmental Authority, Tenant shall enter into such agreement(s) agreements and take such other steps (without any additional expense or liability to Tenant) as Landlord may reasonably request and as may be legally permissible to permit Landlord to collect the maximum rents which from time to time during the continuance of such legal rent restriction may be legally permissible (and not in excess of the amounts reserved therefor under this Lease). Upon the termination of such legal rent restrictionrestriction during the Term, (a) the rents Rent in question shall become and thereafter be payable in accordance with the amounts reserved herein for the periods following such termination termination, and (b) Tenant shall pay to Landlord, to the maximum extent legally permissible, an amount equal to (i) the rents amount of the Rent in question which would have been paid pursuant to this Lease but for was not paid due to such legal rent restriction less (ii) together with interest on such amount at the rents Prime Rate from the date the Rent in question would have been paid by Tenant during to the period date on which such legal rent restriction was in effectamount is paid.

The reasonable cost of obtaining any nondisturbance agreement in favor of Tenant, including, without limitation, any reasonable attorneys fees and costs of said lender, shall be borne solely by Tenant during the period such legal rent restriction was in effectTenant.
