LESSEE INSPECTION - CONDITION OF PROPERTY. Prior to executing this Lease, Xxxxxx has fully and carefully inspected the Premises. Xxxxxx accepts the Premises, including all existing improvements thereon, "as is" without further maintenance liability on the part of the Lessor, except as specifically noted herein. Lessee is not relying on any representations of Lessor as to condition, suitability, zoning restrictions, or usability, except Lessor’s right to grant a lease of the Premises.
