Lessee Remains Liable. In no event shall any assignment or subletting of all or any portion of the Leased Premises release Lessee from any obligations under this Lease, unless such release shall be evidenced by Lessor’s express written agreement at the time of such assignment or subletting, which agreement may be granted or withheld in Lessor’s sole discretion.
