Lessee to Obtain All Risk Insurance. Lessee shall maintain in force, at all times during the term of this lease, fire, hazard and all risk insurance and an umbrella liability policy in at least the amount of ONE HUNDRED THOUSAND AND NO/100 ($100,000) DOLLARS which includes a full replacement cost revision and a thirty (30) day non-renewal notice provision providing for said notice to be sent to Lessor. All of such policies shall name Lessor as a beneficiary thereof.
