LESSEE'S OBLIGATIONS. (a) Notwithstanding Lessor's obligation to keep the Premises in good condition and repair, Lessee shall be responsible for payment of the cost thereof to Lessor as additional rent for that portion of the cost of any maintenance and repair of the Premises, or any equipment (wherever located) that serves only Lessee or the Premises, to the extent such cost is attributable to causes beyond normal wear and tear. Lessee shall be responsible for the cost of painting, repairing or replacing wall coverings, and to repair or replace any Premises Improvements that are not ordinarily a part of the Building or that are above then Building standards. Lessor may, at its option, upon reasonable notice, elect to have Lessee perform any particular such maintenance or repairs the cost of which is otherwise Lessee's responsibility hereunder. LESSEE'S OBLIGATIONS. (a) Notwithstanding Subject to the provisions of Paragraph 7 and 9, Lessee, at Lessee's expense, shall keep in good order, condition and repair the Premises and every part thereof (whether or not the damaged portion of the Premises or the means of repairing the same are reasonable or readily accessible to Lessee) including, without limiting the generality of the foregoing, all plumbing, heating, air conditioning, ventilating, electrical and lighting facilities and equipment within the Premises, fixtures, ceilings, window, doors, plate glass, skylights, and interior walls and interior surface of exterior walls located within the Premises, including, but not limited by, all landscaping, driveways, parking lots, fences and signs located in the Premises and all sidewalks and parkways adjacent to the premises. Lessee shall keep all exterior areas in a neat and orderly condition, and shall not allow trash, cartons, crates and so forth, to accumulate or be left laying in the parking lots or anywhere else on the property. Lessee expressly waives the benefit of any statute now or hereinafter in effect which would otherwise afford the Lessee the right to make repairs at Lessor's obligation expense or to terminate this lease because of Lessor's failure to keep the Premises in good order, condition and repair. Notwithstanding the foregoing, to the extent Lessor fails to undertake repair and maintenance, Lessee shall be responsible for payment of the cost thereof entitled to Lessor as additional rent for that portion of the cost of any undertake such repair and maintenance and repair of the Premises, or any equipment (wherever located) that serves only Lessee or the Premises, to the extent such cost is attributable to causes beyond normal wear and tear. LESSEE'S OBLIGATIONS. (a) Notwithstanding Lessor's obligation The LESSEE agrees to keep maintain the Building and Premises which shall include the landscaped and paved area of the lot on which the Building is located in the same condition as it is as of the execution of this Lease or as may be put in during the term, damage by fire and other casualty and reasonable wear and tear only excepted, and whenever necessary, to replace plate glass and other glass therein, acknowledging that the Premises are now in good condition order and repairthe glass whole. The LESSEE shall not permit the Premises to be overloaded, Lessee damaged, stripped, or defaced, nor suffer any waste. LESSEE shall obtain written consent of LESSOR before erecting any sign on the Premises. LESSEE shall be responsible for payment the maintenance, repair and replacement of all electrical, plumbing, heating, air conditioning, ventilation and other mechanical installations on or serving the cost thereof to Lessor as additional rent for that portion of Building and Premises which obligation shall include the cost of any maintenance lot on which the Building is located, including all landscaped and repair of the Premises, or any equipment (wherever located) that serves only Lessee or the Premises, to the extent such cost is attributable to causes beyond normal wear and tearpaved areas. Lessee shall be responsible at Lessee’s sole expense for the cost of painting, repairing or replacing wall coverings, and to repair or replace any Premises Improvements that are not ordinarily a part maintenance of the septic system servicing the Premises, the Building or that are above then Building standardsand the lot which shall include maintaining a regular maintenance contract on said system. Lessee shall solely be responsible for repair of the septic system, including repair of component parts and shall be liable for all expenses related to the same not to exceed $2,500.00 per lease year. Lessor mayshall be liable for all reasonable expenses in excess of $2,500.00, at its option, upon reasonable notice, elect to have Lessee perform any particular such maintenance or repairs the cost of which is otherwise Lessee's responsibility hereunder.
(b) On the last day of the term hereof or on any sooner terminationprovided however, Lessee shall surrender the Premises to notify Lessor in the same condition as received, ordinary wear and tear excepted, clean and free of debris. Any damage or deterioration advance of the Premises estimated expense for said repair and Lessor shall require said expenses to be competitive. Lessor shall be obligated to replace the current septic system, including replacement of component parts of the system, provided, however, in the event the total current septic system shall require replacement, Lessor agrees to replace the same, provided, further, however, that Lessor shall not be deemed ordinary wear obligated hereunder in the event that replacement is due to the failure of Lessee to properly maintain and tear if repair the same could have been prevented by good maintenance practices by Lesseesystem. Lessee shall repair promptly notify Lessor of any damage and all circumstances which may give rise to the Premises occasioned by need for replacement of the installation septic system. Lessor shall be entitled to undertake efforts to repair the system prior to replacement provided that said action is reasonable and is diligently pursued. In the event Lessor shall engage in replacement of the system or removal of Lessee's trade fixtures, alterations, furnishings and equipment. Except as otherwise stated in this leasecomponent parts hereunder, Lessee shall leave the air lines, power panels, electrical distribution systems, lighting fixtures, air conditioning, window coverings, wall coverings, carpets, wall paneling, ceilings and plumbing on the Premises and in good operating conditioncontribute an amount not to exceed $2,500.00 per lease year.
