LESSOR'S ACCESS; SHOWING PREMISES; REPAIRS. Lessor and Lessor's agents shall have the right, by escort, to enter the Premises at any time, in the case of an emergency, and otherwise at reasonable times, upon 24 hour advance notice to Lessee, during normal business hours without interfering with Lessee's business, for the purpose of showing the same to prospective purchasers, lenders, or lessees, and making such alterations, repairs, improvements or additions to the Premises as Lessor may deem necessary. All such activities shall be without abatement of rent or liability to Lessee. Lessor may at any time place on the Premises any ordinary "For Sale" signs and Lessor may during the last six (6) months of the term hereof place on the Premises any ordinary "For Lease" signs. The placement of signs by Lessor shall be subject to Lessee's approval, which approval shall not be unreasonably withheld. Lessee may at any time place on or about the Premises any ordinary "For Sublease" sign.
