Common use of LESSOR'S RIGHT TO RELET Clause in Contracts

LESSOR'S RIGHT TO RELET. In the event of default by Lessee in any of the terms or covenants of this Lease or in the event the Premises are abandoned by Lessee, Lessor shall have the right, but not the obligation, to relet same for the remainder of the term provided for herein, and if the rent received through reletting does not at least equal the rent provided for herein, Lessee shall pay and satisfy the deficiency between the amount of the rent so provided for and that received through reletting, including, but not limited to, the cost of renovating, altering, and decorating for a new occupant as well as any leasing commissions incurred in connection therewith. Nothing herein shall be construed as in any way denying Lessor the right, in the event of abandonment of the Premises or other breach of this Lease by Lessee, to treat the same as an entire breach, and at Lessor's option to terminate this Lease and/or immediately seek recovery for the entire breach of this Lease and any and all damages which Lessor suffers thereby.
