Licenses; Bed Authority. Tenant shall ensure that the Facility meets all state licensure requirements and standards at all times. Landlord and Tenant agree not to undertake or acquiesce to any modification to any license with respect to the Premises or to any “bed authority” related thereto without the prior written approval of HUD.

Provided, however, that in the event each Facility does not meet all state licensure requirements and standards, Tenant shall have a reasonable period of time, as provided by applicable Laws, to take the appropriate corrective action towards meeting such state licensure requirements and standards.
