Common use of Limited Obligation to Repair Clause in Contracts

Limited Obligation to Repair. Landlord's obligation, should Landlord elect or be obligated to repair or rebuild, shall be limited to the Building shell and other portions of the Premises to the extent actually insured by Landlord under insurance policies carried by Landlord. Tenant, at its option and expense, shall replace or fully repair all trade fixtures, equipment and other improvements installed by Tenant and existing at the time of the damage or destruction.
