Maintenance of Real Property. Company will maintain the Real Property, including all of the Improvements, in substantially the same condition as they existed on the date of this Agreement, ordinary wear and tear excepted, and shall not demolish or remove any of the existing Improvements, or erect new Improvements on the Real Property or any portion thereof, without the prior written consent of Buyer.
