Common use of Method of Allocation of Operating Expenses; Cost Pools Clause in Contracts

Method of Allocation of Operating Expenses; Cost Pools. Landlord shall have the right, from time to time, to equitably allocate some or all of the Operating Expenses for the Project among different portions or occupants of the Project (the "Cost Pools"). Such Cost Pools shall include, but shall not be limited to, the office space tenants of a particular Project Building or Project Buildings. The Operating Expenses allocated to any Cost Pool shall be allocated and charged to the tenants and occupants within such Cost Pool in an equitable manner, in Landlord's reasonable discretion. The Operating Expenses allocated to each Project Building shall include all Operating Expenses attributable solely to the Project Building and a portion of the Project-wide Operating Expenses attributable to such Project as a whole (and not to a particular Project Building) in accordance with this Section 3.4.
