Modifications Required by Mortgagee. If any Mortgagee requires a modification or modifications of this Lease and such modification or modifications will not result in any increased cost or expense to Tenant or in any other way substantially alter the rights and obligations of Tenant hereunder, Tenant shall, upon Landlord's request, execute the appropriate instrument or instruments effecting such modification or modifications.
