Monthly Basic Rent. Tenant agrees to pay Landlord as Monthly Basic Rent for the Premises the Monthly Basic Rent designated in Paragraph 16 of the Basic Lease Terms (subject to adjustment as hereinafter provided) in advance on the first day of each and every calendar month during said term. In the event the term of this Lease commences or ends on a day other than the first day of a calendar month, then the rental for the first and last months of the Term shall be prorated in the proportion that the number of days this Lease is in effect during the first and last months of the Term bears to thirty (30), and such rental shall be paid at the commencement of such periods. In addition to said Monthly Basic Rent, Tenant agrees to pay the amount of the rental adjustments as and when hereinafter provided in this Lease.
