Common use of Monthly Fixed Rent Clause in Contracts

Monthly Fixed Rent. Tenant shall pay to Landlord as fixed rent for the Premises, monthly payments of FOUR THOUSAND EIGHT HUNDRED SEVENTY FOUR DOLLARS ($4,874.00) each, in advance, without deduction, off-set or demand, on the first day of each month of the term hereof with the initial month's rent being prorated. The basic monthly rental shall be adjusted at the end of a three (3) year period to reflect any increase in the consumer price index (all items) published by the U.S. Labor Department for the first month of the three year period compared to the last month of the lease term. Rent shall be payable in lawful money of the United States to Landlord at the address stated herein or to such other persons or at such other places as Landlord may designate in writing from time to time.
