Common use of New Lease Clause in Contracts

New Lease. Landlord agrees that in the event of termination of this Lease by reason of any default by Xxxxxx, that Landlord will enter into a new lease for the Premises with the leasehold mortgagee or its nominee for the remainder of the Lease Term effective as of the date of such termination, at the rent and other charges, and upon the terms, provisions, covenants and agreement contained in this Lease, subject only to the rights, if any, of the parties then in possession of any part of the Premises, provided:
