In the event Tenant fails to deliver the Ninety Sixth Month Termination Notice and Ninety Sixth Month Termination Payment to Landlord by the Second Termination Deadline, Tenant shall be deemed to have waived Tenant's Second Termination Option for the remainder of the Term and any extensions thereof.

  • Entire Termination Payment The compensation provided for in this Article IV for early termination of this Agreement and termination pursuant to this Article IV shall constitute Executive's sole remedy for such termination.
