NO CASH WILL BE ACCEPTED. 3.1. It is expressly understood and agreed that failure to pay rent due on or before 5:00 pm on the third calendar day of the month constitutes a material breach of this Lease entitling Landlord to issue a demand for compliance or possession in accordance with CRS 00-00-000 et seq and to charge tenant an administrative fee of $75.00 for the notice.
