No Interference With and Protection of Project. Other than the activities that Licensor presently conducts at the Site, and subject to requirements of Applicable Laws, Licensor will not conduct discretionary activities on the Site that have a reasonable likelihood of causing material damage, impairment or otherwise materially and adversely affecting the Project.
