No Liability of the Agent in Collecting. The Agent is hereby absolved from all liability for failure to enforce collection of any proceeds so assigned (and no such failure shall be deemed to be a waiver of any right of the Agent under this Article IV) and from all other responsibility in connection therewith, except the responsibility to account to Mortgagor for funds actually received.
