No Release of Tenant. No assignment or subletting, and no consent of Landlord to any assignment or subletting, by Tenant or Tenant's sub or assignees of any tier, shall relieve Tenant of any obligation to be performed by Tenant under this Lease, whether before or after such consent, assignment or subletting.
