No Right of Reinstatement or Further Extension. Once Tenant has failed to exercise its rights to extend the term pursuant to this Section 10, it shall have no right of reinstatement of its Option, nor shall Tenant have any right to a further or second extension of the Fourth Extended Term beyond the period stated in Section 2 hereinabove.
