No Transfer of the Property. Except as is provided in the Credit Agreement, and except for the Permitted Encumbrances, the Trustor shall not, without the prior written consent of the Beneficiary, which consent may be granted or withheld in the sole and absolute discretion of the Beneficiary, (i) sell, convey, assign or otherwise transfer the Property or any portion of the Trustor's interest therein or (ii) further encumber the Property or permit the Property to become encumbered by any lien, claim, security interest or other indebtedness of any kind or nature other than the Permitted Encumbrances.
