NOI Yield definition

NOI Yield means a percent equal to the product of (i) 100, multiplied by (ii) the quotient of (a) Annualized NOI for the Property, divided by (b) Capitalized Costs in respect of the Property.
NOI Yield means the gross revenues derived from an ---------- Acquisition Property over a given twelve month period less operating expenses relating to such Acquisition Property (including AOP's (or PSP11's after the Merger) expected management costs relating thereto, but excluding brokerage commissions, tenant improvement costs, capital reserves and depreciation) divided by the purchase price for such Acquisition Property (including closing costs and deferred maintenance costs required to be funded at closing). The calculation of NOI Yield shall employ generally accepted accounting principles ("GAAP"), except that rents shall not be calculated on a straight-line basis.
NOI Yield shall have the meaning set forth in Section 1.3 hereof.
