Obligation to Purchase All Properties. If on the Purchase Decision Date the then Termination Value of all the Properties is less than the Maximum Purchase Option Amount, then on the Maturity Date Lessee shall be required to exercise its Purchase Option on the Maturity Date with respect to all remaining Properties.
