OFFICE LEASE. Licensee presently has (or is contemporaneously executing) a lease for office space within the building(s) in which the parking area is located. a. A default in this License Agreement shall constitute a default under Licensee’s Office Lease with Licensor and entitle Licensor to all remedies provided therein including the termination of the Office Lease. b. A termination of the Office Lease, whether by expiration of the term or otherwise, shall automatically constitute a termination of this License Agreement.
