Office Operations. Troon shall employ an administrative staff at the Golf Resort. The Golf Resort shall be equipped with all necessary equipment to administer the Golf Resort business efficiently. Upon the City’s written request, Troon shall provide the City with a written job description for each management position at the Golf Resort. The City shall keep these job descriptions confidential, subject to applicable public records disclosure laws. Troon shall maintain copies of all Troon corporate policies and procedures at the Golf Resort or its corporate office (e.g., human resource and personnel records), as such may be changed from time to time.
Office Operations. 6.3.1 Tenant will keep the Leased Premises (including exterior and interior portions of all windows, doors and all other glass) in a neat and clean condition. Landlord is not responsible for janitorial services on the Lease Premises.
6.3.2 Tenant will pay before delinquency any and all taxes, assessments and public charges levied, assessed or imposed upon Tenant’s business or upon Tenant’s fixtures, furnishings or equipment in the Leased Premises.
6.3.3 Tenant will pay when and as due all license fees, permit fees and charges of a similar nature for the conduct of any business or undertaking authorized hereunder to be conducted in the Leased Premises.
6.3.4 Tenant agrees that all garbage and refuse will be kept on the Leased Premises in a sturdy dumpster or container totally screened from view so that it is not visible from the public streets or any adjacent properties owned and operated by Landlord. All garbage and refuse will be prepared for collection in the manner and at the times and places specified by Landlord or the local trash collection service provider. Tenant agrees not to burn or permit any burning of garbage or refuse in or on the Leased Premises. Tenant will pay for all costs associated with garbage collection.
6.3.5 Tenant agrees that it will comply with and observe all restrictive covenants which affect or are applicable to the Leased Premises and the Common Area.

Costs include general office supplies and copiers, kitchen/coffee services, phones and phone related services, access to ISB wireless services and email, first aid supplies, locker room and kitchen towels and anti-fatigue mats, shipping and receiving services and supplies, and procurement services. Office Operations costs are assigned per Authorized User per month based on the schedule below. Lab Operations: Costs are associated with general support of the lab environment. This includes lab supplies and services (lab gases and dry ice, safety PPE, lab coats), hazardous materials management, lab safety and compliance services, and shared research equipment repair and maintenance (autoclaves, centrifuges, DI water, hood certification). Lab Operations costs are assigned per Authorized User in the lab per month based on the schedule below.
