OPERATING COSTS AND OTHER CHARGES. 10.1 In addition to the monthly rental, the Lessee shall pay: - 10.1.1 The Lessee shall contribute an amount of R .00 ( ) per square metre towards Operating Costs, which shall escalate at a rate of % per annum compounded. 10.1.2 the costs of effluent, electricity, refuse, gas and water consumed by it in or on the leased premises, (including the costs of electricity and water consumed by the air conditioning (if any) serving leased premises; and 10.1.3 the Lessee’s proportionate share (calculated as a percentage which the rentable area of the leased premises bears to the total rentable area of the property) of the costs incurred by the Lessor in respect of effluent, electricity, refuse, Business or City Improvement District fees, gas and water consumed in the common area of the property. 10.1.4 the Lessee shall pay to the Lessor his pro-rata share (calculated as a percentage which the rentable area of the leased premises bears to the total rentable area of the property) of rates and taxes and payable in respect of the property and the building during the Lease Period.
