Common use of Operation of Building Clause in Contracts

Operation of Building. During the Term the Landlord shall operate and maintain the Building in accordance with standards from time to time prevailing for office buildings of a similar age and quality in the area in which the Building is located and, subject to payment by the Tenant of the Tenant’s share of Occupancy Costs, the Landlord shall provide the services set out in sections 7.3 and 7.4.

Operation of Building. During the Term the Landlord shall operate and maintain the Building in accordance with standards from time to time prevailing for office similar buildings of a similar age and quality in the area in which the Building is located andand in accordance with the Environmental and Sustainability Objectives, and subject to payment participation by the Tenant of the Tenant’s share by payment of Occupancy Costs, the Landlord Costs under Section 4.3 shall provide the services set out in sections 7.3 Sections 9.2 and 7.49.3.

During the Term the Landlord shall operate and maintain the Building in accordance with all applicable laws and regulations and with standards from time to time prevailing for first-class office buildings of a similar age and quality in the area in which the Building is located and, subject to participation by Tenant by payment by the Tenant of the Tenant’s share of Occupancy CostsCosts under Article 4.02, the Landlord shall provide the services set out in sections 7.3 Articles 6.02 and 7.46.03.

During the Term the Term, Landlord shall operate and maintain the Building in accordance with all applicable laws and regulations and with standards from time to time prevailing for office buildings of a similar age and quality its type in the area in which the Building is located and, subject to participation by Tenant by payment by the Tenant of the Tenant’s share of Occupancy CostsCosts under Article 4.02 and the provisions of Articles 15.00 and 16.00, the Landlord shall provide the services set out in sections 7.3 and 7.4this Article 6.00.

During the Term the Landlord shall operate and maintain the Building in accordance with standards from time during the Term to time prevailing for office buildings an appropriate standard having regard to the size, age, type and location of a similar age the Building. The Building shall at all times be under the exclusive control and quality in the area in which the Building is located management of Landlord and, subject to participation by Tenant by payment by the Tenant of the Tenant’s share of Occupancy Operating Costs, the Landlord shall will provide the services set out in sections 7.3 section 8.2, 8.3 and 7.48.4.

During the Term the Term, Landlord shall operate and maintain the Building in accordance with all applicable laws and regulations and with standards from time to time prevailing for office buildings of a similar age and quality its type in the area in which the Building is located and, subject to participation by Tenant by payment by the Tenant of the Tenant’s share of Occupancy CostsCosts under Article 4.02, the Landlord shall provide the services set out in sections 7.3 and 7.4this Article 6.00.

Operation of Building. During the Term the Term, Landlord shall operate and maintain the Building in accordance with all applicable laws and regulations, the requirements of Landlord's insurance carriers and standards from time to time prevailing for first-class office buildings of a similar comparable age and quality character in the area in which the Building is located andlocated, subject to payment by the Tenant of the Tenant’s share of Occupancy Costs, the Landlord and shall provide the services set out in sections 7.3 and 7.4this Article 7.

During the Term the Landlord shall operate and maintain the Building in accordance with all applicable laws and regulations and with standards from time to time prevailing for first-class office buildings of a similar age and quality in the area in which the Building is located and, subject to participation by Tenant by payment by the Tenant of the Tenant’s share of Occupancy CostsCosts under Article 4.02, the Landlord shall provide the services set out in sections 7.3 Article 6.02 and 7.46.03.
