Original Condition. Upon the termination of this Lease for any reason whatsoever, Tenant shall return the premises to its original condition, including, but not limited to, xxxxxx, fertilizing, and planting seed as Landlord may reasonably require.

We will not charge your Security Deposit for any costs already covered by the Refurbishing Fee. In other words, you will not be charged twice for the same item.
