Other Future Advances. With respect to items of Property in which no ---------------------- interest arises under real estate law and with respect to all items of Property which are or are to become Fixtures as defined for purposes of Article 9, the repayment of all advances made and value extended hereafter by Mortgagee to or --- on behalf of Mortgagor, whether or not made or extended pursuant to an existing commitment provided said amount shall not exceed $3,100,000.00.
