Other Lessor Consent Items. Lessee shall obtain Lessor’s consent before taking any of the following actions: (a) disposing or transferring any material part of the Leased Premises other than in the ordinary course of business or as otherwise permitted by this Agreement or (b) changing in any material respect the Hospital’s mission statement or policy regarding charity care.
