Outstanding Charges. All taxes, governmental assessments, insurance premiums, water, sewer, park and municipal charges, leasehold payments or ground rents which previously became due and owing have been paid, or an escrow of funds has been established in an amount sufficient to pay for every such item which remains unpaid and which has been assessed but not yet due and payable.

Monthly charges billed in advance will accrue to the end of the monthly service period. Subject to Section 6, you must reimburse us for any reasonable costs we incur, including attorneys’ fees, to collect charges owed to us. Seller has not advanced funds, or induced, solicited or knowingly received any advance of funds by a party other than the Mortgagor, directly or indirectly, for the payment of any amount required under the Mortgage Loan, except for interest accruing from the date of the Mortgage Note or date of disbursement of the Mortgage Loan proceeds, whichever is earlier, to the day which precedes by one month the due date of the first installment of principal and interest.
Outstanding Charges. If Keepnet Labs LTD does not receive any invoiced amount by the due date, then without limiting its rights or remedies, (a) those charges may accrue late interest at the rate of 1.5% of the outstanding balance per month, or the maximum rate permitted by law, whichever is lower, from the date such payment was due until the date paid, and/or (b) Keepnet Labs LTD may condition future subscription renewals and Orders on payment terms shorter than those specified in this Section.
