Partial Damage - Insured. In the event improvements on the Premises are damaged by any casualty which is covered under an insurance policy maintained, then Landlord shall repair such damage as soon as reasonably possible and this Lease

Partial Damage - Insured. In the event improvements on the Premises are damaged by any casualty which is covered under an insurance policy maintainedrequired to be maintained pursuant to Section 12.2, then Landlord shall repair such damage as soon as reasonably possible and this LeaseLease shall continue in full force and effect.

Partial Damage - Insured. In the event improvements on the Premises are damaged by any casualty which is covered under an insurance policy maintainedrequired to be maintained pursuant to Section 12B, then Landlord shall repair such damage as soon as reasonably possible and this LeaseLease shall continue in full force and effect.

In the event improvements on the Premises are partially damaged by any casualty which that is covered under an insurance policy maintainedrequired to be maintained by the insuring party pursuant to Article 12, “Insurance Indemnity,” and such insurance proceeds available to Landlord after all other claims upon such proceeds have been satisfied are adequate to pay the cost of repair, then Landlord shall repair such damage as soon as reasonably possible and this LeaseLease shall continue in full force and effect.
