PARTY B'S Repairs. The Tenant shall repair and maintain the Leased Premises in good order and condition, except for reasonable wear and tear, the repairs required of Party A pursuant hereto, and maintenance or replacement necessitated as the result of the act or omission or negligence of the Party A, its employees, agents, or contractors.
