Payment for Electricity. Notwithstanding anything to the contrary contained herein, tenant shall pay landlord for all electricity consumed on the premises during the term at a rate based on landlord's direct cost. Tenant shall not be responsible for any electricity consumed by Entrée Vous.

Payment for Electricity. Landlord has installed a meter to measure the consumption of electricity by all of the tenants (including Tenant) on the floors of the Building in which the Premises are located. Tenant shall from and after the Term Commencement Date pay to Landlord, as Additional Rent, within 30 days of demand from time to time, but not more frequently than monthly, for its consumption of electricity, a sum equal to its pro rata share of such electrical costs (which shall be at Landlord’s cost and without xxxx-up), which pro rata share shall be based on a ratio, the numerator of which is the area of the portion of the Premises subject to each such common meter and the denominator of which is the aggregate area occupied by tenants (including space occupied by Landlord as a tenant of the Building) on the floor of the Building in which such portion of the Premises is located sharing such common meter. The rate to be paid by Tenant for electricity shall exclude the costs incurred by Landlord in maintaining or replacing electrical meters, sub-meters or check-meters, but shall include any taxes or other charges imposed on the Landlord in connection with such electrical service. In the event Landlord installs a check-meter to measure the consumption of electricity by Tenant in any portion of the Premises, Tenant shall pay to Landlord, as Additional Rent, on demand from time to time, but not more frequently than monthly, for its consumption of electricity as measured by such check-meter.

If the Premises are separately metered or submetered such that the utility provider bills Landlord for electric service provided to the Building and Landlord bills Tenant for Tenant's Electricity Costs, Tenant shall pay Landlord's bills for Tenant's Electricity Costs within ten (10) days after receipt, it being intended that, if Landlord bills Tenant for Tenant's Electricity Costs promptly after receipt of the bill of the utility provider, and Tenant pays Landlord's bill for Xxxant's Electricity Costs within ten (10) days after rexxxxt, Landlord will receive payment of Tenant's Electricity Costs prior to the time that Landlord is required to pay the corresponding bill of the utility provider; provided, however, that if the timixx xf such billing and payment cycle is not such as will result in Landlord receiving payment of Tenant's Electricity Costs prior to the time that Landlord is required to pay the corresponding bill of the utility provider, Landlord may bill Tenant monthly fox Xxnant's Electricity Costs on an estimatex xxsis, with periodic reconciliation of overpayments and underpayments of actual Tenant's Electricity Costs.
