Common use of Permitted Entries Clause in Contracts

Permitted Entries. Landlord and its agents, servants, and employees may enter the Premises at reasonable times, and at any time if an emergency, without charge, liability, or abatement of Rent, to: (i) examine the Premises; (ii) make repairs, alterations, improvements, and additions either required by the Lease or advisable to preserve the integrity, safety, and good order of part or all of the Premises or Building; (iii) provide Janitorial and other services required by the Lease; (iv) comply with Applicable Laws under paragraph 3.01; (v) show the Premises to prospective lenders or purchasers and during the one hundred and eighty (180) days immediately before this Lease ends to prospective tenants; (vi) post notices of non-responsibility; (vii) remove any Alterations made by Tenant in violation of paragraph 4.01; and (viii) post “For Sale” signs and, during the one hundred and eighty (180) days immediately before this Lease ends, post “For Lease” signs.

Landlord and its agents, servants, and employees may enter the Premises at reasonable times, and at any time if an emergency, without charge, liability, or abatement of Base Rent or Additional Rent, to: : (i) examine inspect the Premises; ; (ii) make repairs, alterations, improvements, and additions either required by the Lease or advisable to preserve the integrity, safety, and good order of part or all of the Premises or Building; ; (iii) provide Janitorial janitorial and other services required by the Lease; ; (iv) comply with Applicable Laws under paragraph 3.01; Laws; (v) show the Premises to mortgagees, prospective lenders mortgagees or purchasers and and, during the one hundred and eighty ninety (18090) days immediately before this Lease ends terminates, to prospective tenants; , accompanied, if requested, by a Tenant representative; (vi) post notices of non-responsibility; nonresponsibility for construction liens; (vii) remove any Alterations made by Tenant in violation of paragraph 4.01this Lease; and and (viii) post “"For Sale” " signs and, during the one hundred and eighty twenty (180120) days immediately before this Lease endsterminates, post “"For Lease” " signs.
