Port’s Right to Perform. Upon Lessee’s failure to perform any obligation or make any payment required of Lessee hereunder, the Port shall have the right (but not the obligation) to perform such obligation of Lessee on behalf of Lessee and/or to make payment on behalf of Lessee to such parties. Lessee shall reimburse the Port the reasonable cost of the Port’s performing such obligation on Lessee’s behalf, including reimbursement of any amounts that may be expended by the Port, plus interest at the Default Rate.
