Pre-Delivery Date Termination. If this Lease is terminated pursuant to the provisions of this Article, the Lease shall become null, void and of no further force and effect. Thereafter, Landlord and Tenant shall have no further rights, obligations or liabilities under this Lease. Notwithstanding anything in this Lease to the contrary, Tenant shall not be entitled to terminate this Lease under this Article after July 1, 2005.
Pre-Delivery Date Termination. If this Lease is terminated pursuant to the provisions of this Article 4, then upon such termination this Lease shall become null, void and of no further force and effect and thereafter Landlord and Tenant shall have no further rights, obligations or liabilities under this Lease. No termination shall be allowed under this Article if the notices of termination required hereunder are not provided to Landlord prior to the Delivery Date. Notwithstanding anything in this Lease to the contrary, Tenant shall not be entitled to terminate this Lease under this Article 4 after Tenant has commenced construction of the Improvements or following June 1, 2001, whichever is earlier.
