Common use of Preconditions to Rebuilding Clause in Contracts

Preconditions to Rebuilding. Before Tenant commences such repairing, restoration or rebuilding involving an estimated cost of more than Fifty Thousand Dollars ($50,000.00), plans and specifications therefor, prepared by a licensed architect satisfactory to Landlord shall be submitted to Landlord for approval and Tenant shall furnish to Landlord (a) an estimate of the cost of the proposed work, certified to by said architect; (b) satisfactory evidence of sufficient contractor’s commercial general liability insurance covering Landlord, builder’s risk insurance, and worker’s compensation insurance; (c) a performance and payment bond satisfactory in form and substance to Landlord; and (d) such other security as Landlord may require to insure payment for the completion of all work free and clear of liens.
