Premises and Term. In consideration of the obligation of Tenant to pay rent as hereinafter provided, and in further consideration of the other terms, provisions and covenants hereof, Landlord hereby demises and leases to Tenant, and Tenant hereby takes and leases from Landlord, that certain tract or parcel of land containing approximately eleven and 24/100 acres (11.24), as such land is more particularly described on Exhibit “A”, attached hereto and made a part hereof by this reference (hereinafter called the “Land”), and together with any buildings and other improvements erected or placed thereon by Tenant or its successors or assigns (hereinafter collectively called the “Improvements”) (the Land and the Improvements being hereinafter collectively called the “Premises”). TO HAVE AND TO HOLD the same for an initial Term, the term of which is set forth below, (hereinafter called the “Initial Term”), plus the Interim Term (as hereinafter defined).
