Common use of Preparation of Premises—Outside Contractors Clause in Contracts

Preparation of Premises—Outside Contractors. Landlord shall provide Tenant with access to the Premises prior to the Term Commencement Date solely as follows: (a) Tenant and its agents shall be given access to the Premises throughout the period that construction of Landlord’s Work is ongoing, for purposes of inspecting such work; (b) All such early access shall be coordinated with and by Landlord and the Construction Manager and their contractors and shall be performed by Xxxxxx in a manner which does not unreasonably interfere with Xxxxxxxx’s completion of Landlord’s Work. Any such interference shall constitute Tenant Delay (to the extent it actually delays Substantial Completion beyond the Estimated Commencement Date); and (c) Tenant shall have access to the Premises during the thirty (30) day period immediately preceding the date of Substantial Completion of the Landlord’s Work for the purpose of performing the Tenant Installations, provided that such work shall be performed at times and in a manner so as not to interfere with or delay the performance of Landlord’s Work.
