Property Presumed Abandoned. All Tenant's trade fixtures and personal property not removed from the Premises upon termination shall be conclusively presumed to have been abandoned by the Tenant, and title thereto shall pass to Landlord as by a bill of sale. The Tenant shall pay for the cost of removal of such abandoned items.
